Here are some of the marketing and sales strategies that we use:

Marketing

  • Multiple Listing Service (MLS): Immediate customized and detailed listing in the most complete database of real estate property for sale in Sacramento, Placer, El Dorado, Yolo, San Joaquin, Stanislaus, and portions of Merced Counties. Information on listed properties is updated every business day.

  • Internet Exposure: Your property is listed with up to eight unique real estate portals and websites to maximize exposure to a targeted audience. Recent studies have indicated that buyer’s are more inclined to go surfing the internet first before ever viewing a home that they may be interested in seeing, so Internet exposure is more important than ever.

  • Professional Staging: Not all homes look like model homes when it’s time to sell. Accordingly, we’ve identified a select few professional stagers that know how to make the best of any situation look much better. Whether it’s re-arranging a room’s contents to make it appear larger or making suggestions on paint or other minor improvements to the seller that add significantly to the buyer’s first impressions of the home.

  • Virtual Tour Media: As buyers utilize the internet more and more for home searches, it’s imperative that your property stands out amongst the hundreds of other homes on the market. Through the use of select 3 rd party vendors, our sales associates obtain the best photos and virtual tours of your home thereby increasing the chances of obtaining more buyers that want to view your property.

  • Newspaper Advertising: Your property is advertised regularly in appropriate print media which may include: Sacramento Bee, Sacramento Business Journal, Mountain Democrat, Village Life and Folsom Life, and other locally operated newspapers.

  • Brochures: Descriptive and colorful property brochures with multiple high-end photos are prepared and placed at your home. These custom documents are kept current and are readily available when the buyer’s come through your home. They can be placed on the sign-post in front if you so choose as well.

  • Email Marketing: Custom-designed electronic messages with photos and tailored property details are distributed among a personally select network of brokers and real estate professionals to increase awareness amongst the real estate community.

  • MLS Tour: In many communities, local brokers and agents participate in property tours scheduled on a given day of the week. Our sales associates will make certain that your property is included in local tour(s) in the early stages of a listing as well as when other significant changes are made to the price and/or property that needs to be effectively communicated.

  • Open House: Upon your approval, we will hold open your home for the public to stop by for an easy showing. This can lead to a potential buyer by either neighbors wanting to tell a friend about your home, out-of-area passerbys just wanting to see what’s available on the market or more serious buyers just looking for a home in a particular neighborhood.

  • Yard Signs: Our signs are specifically designed to promote the property and not the agent or the real estate company that is representing you. We have “FOR SALE” in large type print on our signs that let passerby’s know that your home is on the market.

  • Special Services/Special Properties: Enhanced services for marketing unique properties may include events, cyber-tours, premium newspaper advertising, website banner advertising, and direct-mailed literature

Sales

  • Comparative Market Analysis (CMA): Our sales associates will prepare an extensive CMA looking at like kind properties that are currently on the market, are pending or have sold recently. By obtaining this data, you are better prepared to make an informed decision on the ideal asking price for your home. You set the price, not us!

  • Pre-qualify Buyers: Your time is valuable and there’s no better way for your time to be wasted than to ask you to leave your home for a showing and to later find out that the person viewing your home could never qualify to purchase it in the first place. We will qualify our buyer’s before ever showing your home and possibly interrupting your busy schedule.

  • Regular Communication: There’s nothing more frustrating than listing your home with an agent and then never hearing from them again until an offer comes in. We will keep in constant contact with you about our progress in marketing your property, how the market is acting lately, and get your questions answered quickly. There’s nothing like being in the dark when you’re trying to sell your home.

  • Negotiations: All purchase offers will be reviewed with you in detail and discussed to determine the best ways to negotiate the best price and most favorable terms to you.

  • Close of Escrow: The sales process is not complete until escrow closes. And, with the litigious state of our society, it’s even more imperative that a seller have access to and signs all disclosures required by the Department of Real Estate and other governing bodies. We make these disclosures available to you and advise as appropriate what should be disclosed.
